  • Abstract In recent years, Kaohsiung housing prices continue to rise, the housing market is very competitive, how to understand the behavior of consumers to buy housing to meet the needs of consumers to design products, is worth exploring the issue. This study takes the Kaohsiung area as an example, uses the Delphi method as the survey method, and uses the AHP method to test its consistency. Through the literature collection and expert advice, the hierarchical structure is established, and the factors influencing the consumers' purchase Including economic factors, environmental quality factors, transportation convenience and housing properties of the four facets. The results of the data analysis found that among the four constituent elements influencing the decision-making model of consumers' purchasing houses, the most important weight was "economic factors", followed by "traffic convenience" and "housing property". The lightest weight was "environmental quality factor ". The consumer purchasing decision-making model established by this study can fully understand the factors that consumers consider in the process of housing purchase, the relative importance of them, reduce the risk of the wrong buyers, and analyze the real impact on the purchase of consumers Taking into account the factors of the faculty and assessment criteria, and so on, this study for the builders in product planning, brand management and sales essentials to provide specific recommendations for consumers how to buy residential, but also provide clear guidelines.
