交通設施的興建,可能影響周圍經濟的發展、公共設施的建立,進而影響周圍的不動產價格。自2007年高鐵通車開始,高鐵藉由速度的優勢,將住房市場與勞動市場相互連結,使民眾能往返於更為廣範的區域範圍,亦能在低房價區域買房,通勤於高工資的城市。
本文以長期角度研究左營高鐵站對其周邊房價的影響,與高雄火車站做比對,應用特徵價格法,分析消費者所注重的住宅機能,結果顯示,以逆半對數及雙對數模型來看高鐵的興建對房價影響顯著。
在住宅機能上,消費者在左營高鐵站的選擇偏好為移轉總面積、屋齡及客廳數,其中移轉總面積及客廳數為正向關係,屋齡為負向關係;消費者在高雄火車站的選擇偏好為移轉總面積、屋齡及總樓層,其中移轉總面積為正向關係,屋齡及總樓層為負向關係。
Abstract
The construction of transportation facilities may affect the development of the surrounding economy and the establishment of public facilities, thus affecting the price of real estate around. Since high-speed rail opening in 2007, the high-speed rail has linked the housing market to the labor market by virtue of speed, enabling people to travel to and from a wider range of areas and to buy houses in low-priced areas and commute to high salary cities.
This paper studies the influence of Kaohsiung high-speed railway station on its surrounding housing prices in a long-term perspective compares it with Kaohsiung railway station and applies the Hedonic price method to analyze the residential functions that consumers pay attention to. The results show that the inverse semi-logarithm and double logarithmic model has a significant impact on housing prices.
In terms of residential functions, the choice of consumers at Zuoying high-speed railway station is the total area of the transfer, the age of the house and the number of living rooms. The total area of the transfer and the number of living rooms are positive, and the age of the house is negative; the selection preference of Kaohsiung railway station is the total area of transfer, the age of the house and the total floor. The total area of the transfer is positive, and the age of the house and the total floor are negative.
